Location is very good, in the sense, it is very close to Dampara bustand. 150-200 meters walking distance to bustand.
Single room bed was comfortable.
Bathroom was clean, shampoo and small soap was provided.
AC and fan was present, room was quite cool.
Tissue box was present
Reception guy Shihab, was good in behaviour. There was no geyser in bathroom. Hot water shower knob was broken.
There was no cloth hanger inside room.
Towel provided was wet.
Shower space was small, between comod and basin.
No socket present close to bed and wardobe.
Dustbin box had small hole opening, inconvenient for throwing big stuffs.
All above issues were found at Room 103 of Hotel Royal Avenue.
They took 500 tk advance from me, although Booking.com mentioned that all payment will be done after reaching hotel.
Price of booking.com was high, compared to room quality.
Road Construction was present , around entrance of Hotel.
Trench was present at entrance, a wooden door was present as bridge, to enter Hotel building!
Absolutely nothing. Please follow what I did not like. Uncivilized, Arrogant, and Unprofessional behavior and attitude by the Hotel staff.
Poor Cleanliness, Bad smell coming from bins as it was not clean.
Regarding reservation procedures, they were demanding advance which did not match booking policy.
This ID of booking.com hotel is managed by another party who is not a staff of the hotel, and they have no responsibility in any matter related to the hotel. They charged me a 40% advance which was not matched with the booking-payment policy.
Room space was narrow, the old and cheap pattern decoration, other guests, louder cheering by other guests.
They forced me to check out by 9:15 am (though check-out time was 12;30pm) and there was another border waiting to check in in the same room.
Breakfast was bland and of extremely low quality.
I wanted to share some feedback regarding the breakfast provided. It was quite disappointing, as it only included vegetables, bread, and tea, with no other options available. I would like to bring to your attention that the room I stayed in was not in satisfactory condition. The color of the room appeared worn, and both the bed and bed linens were not clean, which was quite disappointing.

Good breakfast. Good location. Good staff. Windows have to be changed, Rooms on street side are too much noisy.
